By combining the latest methods, software, and technologies and applying a wide range of engineering solutions, the team manages design processes under strict cost control. Thanks to its expertise, flexibility, and commitment to quality, the team provides investors with efficient and reliable design services. This approach is implemented as early as the initial and/or contractual phase of the project, in close alignment and synergy with general contracting. The objective is to respond effectively to the requirements of both investors and the construction team, ensuring the efficient and cost-effective implementation of the final solutions.

The greatest advantage of our team, compared to other design firms, is its ability to design a wide range of building types while treating execution-related aspects as a top priority. Design specialists from four disciplines—precast- and cast-in-place reinforced concrete structures, steel structures, building services, and electrical installations—work in close collaboration within an openBIM system, a fully integrated, cloud-based platform.

By applying BIM (Building Information Modeling), we use the digital model of the building to support the design, construction, and operation, while also facilitating decision-making. This methodology is based on collaboration among all stakeholders and an efficient communication infrastructure. The team’s broad, multidisciplinary knowledge base enables the effective management and resolution of challenges and discipline-specific design tasks. Through close collaboration, project costs can be optimized without compromising quality or functionality.

BIM-based spatial coordination and early clash detection contribute to the clear presentation of building services systems in relation to the building structure and other disciplines already at the design stage. This allows the early identification of potential conflicts between installations and structural or architectural elements, significantly reducing the number of errors occurring during the execution phase.

The cloud-based solution provides access to data throughout the entire life cycle of the building, both for the design team and for the investor. It supports collaborative design, more efficient cooperation, and real-time communication among all project participants. Comparing and testing plans in an online environment facilitates the tracking of design alternatives, their visual comparison, as well as the identification and interpretation of changes, thereby reducing execution errors. Teams can share, view, edit, and verify BIM data in real time. A major advantage of cloud-stored information is that it is accessible anytime and from anywhere, without the need to install additional software, from almost any device (phone, tablet, laptop, PC), for all parties involved.

The design team reviews all project details, including drawings, specifications, the budget, and other relevant information, regardless of whether the assignment involves general or discipline-specific design. During this analysis, essential functions and requirements with major impact on the budget are identified and evaluated. Subsequently, alternative solutions are proposed that meet the same functional requirements or provide a higher functional level but at a lower cost. These alternative solutions are reviewed in detail together with the client’s team and then compared with the original design.

By applying value engineering methodology, we comprehensively analyze every aspect of the project and identify areas where cost reductions or efficiency improvements can be achieved. As a result, we can propose solutions that ensure the same or a higher level of functionality while being more cost-effective and supporting the optimal use of resources.

Our design activities are supported by a wide range of software tools, including systems developed within the Holding, as well as industry standard applications: Consteel, ETABS, Revit, Rhino 3D, Grasshopper, Tekla, IDEA StatiCa, Pangolin, AutoCAD, Allplan, Geo5 etc. These tools support a Design & Build approach, enabling the close integration of design and construction processes. As a result, more efficient collaboration is achieved, along with the early identification and management of potential issues. The tight integration of the two processes facilitates information flow, reduces the risk of data loss or misinterpretation, and can lead to faster and more efficient project implementation.
